Entire House Renovation Project 2:

These homeowners wished to update and expand the living space, bringing inside more of the backyard view, as well as more light. The existing split-level home featured dark interior rooms, a small and inefficient kitchen with pantry storage in the garage, tight dining and family rooms and a living room cut off from the rest of the house. The home's lovely view of park land was obscured by a lack of windows and haphazard room arrangement. 

Including a large kitchen and butler’s pantry in the design was a main goal, they also requested light cabinets, stone countertops, durable flooring and a complete lighting plan, open to and coordinating with the expanded family room. In addition to enlarging and integrating the living areas, they needed a dining room that could comfortably seat eight, with circulation space for service. Display space was requested for the many treasures acquired through years of living in the Far East. 

The kitchen addition provided comfortable space for multiple cooks. The room's main sink serves for clean up and prep, positioned to enjoy the wooded view. The second sink is located efficiently to the original sink, and serves as a bar and auxiliary prep area in the new butler’s pantry, adjacent to the dining room. A five-burner island cooktop with downdraft and double oven provide high-power cooking and baking centers.

A 288-square-foot addition enlarged the family room, which features bow and accent windows and two seating areas, one around the TV/fireplace, destined for the weekend sports crowd and grandchildren, and one sunroom area surrounded by windows for the non-sports crowd. A final 108-square-foot addition houses the spacious laundry area, remodeled bathroom and a large pantry/mudroom.

Taking full advantage of the idyllic setting of the ½ acre property, the owners opted for a reconstruction of the main living areas of the house rather than starting over completely.  Remodeling focused on enlarging and opening the existing living, dining and kitchen areas, gaining more useable space and adding a porch, second story and stair tower to create curb appeal by breaking up the roof line.  

A blend of Southwestern/Mediterranean style and palette were selected with a goal to create a feeling of openness, light and airiness.  Requested was a great lifestyle, accommodating pool table, ease of viewing large T.V. from all angles, informal eating areas, creation of a new functional laundry and easy connection to the backyard and pool.

 The new plan features a two story entry, raised ceiling, rustic finishes, light from all sides and two skylights, as well as a flexible lighting plan.  Dramatic space created by raised ceilings in the billiards area, as well as a high ceiling in the great room, kitchen and breakfast area.

 This space was redesigned by removing the roof and interior walls in order to reconfigure the space and adding stairs to a new second floor.  This second floor functions as an exercise area with future plans for a master bedroom that will also be accessed from the upper landing.
