Our Design/Build/Renovate
services covered in Phase I - Preliminary Design: 1) First Meeting: Establish requirements for project. Areas to be discussed include life style, size and proportions of space needed, activities to be conducted in the rooms, traffic patterns, coordination with other spaces in the home, room adjacencies, interface with outdoor areas, window and door openings. Data will be collected to develop a preliminary budget for our next meeting. We will consider your preferences for the architectural style of the proposed additions and remodeling as they relate to the existing house. Zoning and site considerations will be discussed. We will discuss preferred decorating style and palette, preferred finishes, special requirements. Measurements will be taken. 2) Second Meeting: Presentation of schematic sketches indicating layouts as discussed in initial meeting to owner for review and comment. Size and spacing of rooms, window and door openings, and general adherence to program requirements as discussed in initial meeting will be discussed. Findings of our zoning and site review will be discussed. If there are significant difficulties requiring variances or further action, our time will be billed additionally at the hourly rate. Preliminary budget will be presented. Based on your approval of preliminary design, Design Development will begin.
Phase II - Design Development: In this phase we will make the major decisions about the configuration, function and finishes of your new space. We will develop plans, a scope of work, and specifications. Specifications will be appropriate, within designated budget constraints, and will be of the highest value within those constraints 1) First Meeting: We will refine our space planning and further explore architectural issues, including a discussion of materials, details, finishes; discussion of window design, door styles and trim details, hardware selection. 2) Second Meeting: We will discuss excavation, foundation, framing, roof, and window and door design. We will consider structural and bearing issues. Soil bearing, foundation, drainage, and surface water management will be discussed. If soils are unmapped, an additional $300 will be incurred for the county required testing by a soils engineer. We will select exterior materials including roof type, masonry matching, siding selection, and exterior trim finishes. 3) Third Meeting: We will consider electrical, plumbing and HVAC systems, insulation requirements, and a comparison of different options. Site visits will be arranged for our trade contractors as required to determine conditions and recommendations. 4) Fourth Meeting: We will discuss your kitchen working style, time and motion factors that affect efficient kitchen function, arrangement of cabinets and appliances, and storage needs. We will also discuss possible structural changes. From this data, we will prepare plans and elevations. We will do the same for bathroom preferences. We will develop the cabinet plan including functions, dimension, and features. We will select cabinets for kitchen and bath, including door style, finish, accessories, hardware, and trim details. We will design other storage to be site-built, such as closet interiors, pantries, storage shelving, fireplace built-ins, wainscoting, and entertainment units. Depending on the scope of the work, this may need to be two meetings. 5) Fifth Meeting: We will discuss countertop choices, backsplash and flooring materials, finishes, colors, and manufacturers. We will make subfloor and wet area material recommendations. Interior wall finishes will be selected. 6) Sixth Meeting: We will choose plumbing fixture and faucet; shower enclosure, sink and countertop material. We will consider appliances including desired features, finishes, and manufacturer. 7) Seventh Meeting: We will plan lighting design for flexibility, including ambient, decorative, and task lighting. We will specify fixtures, lamps, and finishes, switches, dimmers, and duplex outlets. We will locate GFI, telephone, cable TV, computer and intercom connections. 8) Eighth Meeting: Paint colors will be selected to feature a coordinated color palette for exterior and interior walls, trim and ceilings. Paint colors are selected after construction begins and drywall is installed to enable the homeowner the best possible view of finished conditions. Revisions: In this phase, new ideas often occur, and one set of revisions will be included at no charge. After the Final Design meeting and written approval of the plans, any revisions, such as rearranging the plan, elevations, doors, windows, appliances or plumbing fixtures shall constitute a revision and will be billed additionally at the hourly rate.
Phase III - Final Design Meeting: Based upon the concepts, plans and finishes chosen in Phases I & II, we will prepare a final design presentation for review and written approval by the homeowner.
Phase IV - Construction Drawings: Upon written approval of the Design Presentation, a set of construction drawings will be prepared to include demolition, renovation, mechanical, plumbing, electrical, and structural engineering, all elevations, specifications, finishes, and any details required, including dimensions, and notes. We will produce sections and details as required for a complete set of construction drawings. Recommendation by HVAC specialists and engineer will be included as required. All electrical, engineering and code requirements must be verified with county engineers at time of permit. All finishes for the design will be specified. A final budget will be prepared.
Phase V - Interior Design Consultation: Consultation on interior finishes such as furniture selection and reupholstery, fabric selection, carpeting or rugs, design and fabrication of window treatments, special effects painting, and accessories selection is available.
Phase VI - Landscape Design: Landscape consultation, if requested, will be provided with a qualified landscape designer and coordinated in the design and construction process.
